The 6 stages of construction of a Usinex house

You liked one of the Usinex house models, but you have no idea how to build it and you are wondering where to start?

Don’t worry! Our consultants are here to answer your questions and guide you. But in the meantime, here is an article that will enlighten you on the step-by-step process of a factory-built home construction.

1. Start your project with Maison Usinex

The very first step is to come and meet us at one of our various  nos différents points of sale. A consultant will work with you to build the project of your dreams!

The advisor who will accompany you will be present throughout the process. You will never be alone! He will give you your buyer’s guide. You will find all the information you need to understand the Usinex process. 2. Customize your factory-built home

All our houses are customizable, so it’s time to let your desires speak for themselves! White or grey cladding? Want a garage, maybe even two? More windows? An open kitchen? Everything is possible!

At this stage, you will choose all the materials that will embellish your next living space. From our multitude choices of kitchen cabinets and exterior cladding , you’re sure to find something that suits your taste! Before your appointment, we recommend that you find some inspiration photos and think about the style you want. It will be easier for us to know your preferences and bring them to life!

It’s also a good time to meet with your mortgage specialist to get pre-approved financing for your home construction project. On your marks. Get set. Go! Destination, your future home!

3. Plan design

Once we have all the right informations in hand: dimensions of your appliances, location and size of your windows, choice of fireplace, etc., we start the plans. Check out our guide Consultez notre guide to learn how to read a house plan.

This is also the time for you to contact a professional excavator to do the soil and percolation tests (if required by the city) and to verify the topography of your lot. In some cases, we have to modify the plans according to the physionomy of the ground. It is therefore important to be aware of this!

When the plans are validated by all parties, a 10% deposit is required for the ordering of building materials and the production of your future home.

4. Surveying, construction permits and insurance

At this point, you will need to apply for a construction permit. It takes approximately 3 weeks (or more depending on the region) to obtain a permit. Once obtained, send it to us.

Next, you will need to have a surveyor come out and mark the boundaries of your lot and certify the space required for the construction of your house. A copy of this document will need to be given to the contractor who will be doing your foundation (also check to see if you need to give a copy to your mortgage representative or the city planner).

And don’t forget your home insurance.

5. Excavation and foundations

If you have young children, they will love this next step, as it involves large trucks, a backhoe loader and lots and lots of dirt! The excavator will do the necessary work: water and sewer systems, etc. Then, the foundations will begin, a process that takes about 3 weeks (see our article on the choice of foundations for more information) (voyez notre article sur le choix des fondations pour plus d’information).

The next step is backfilling around the foundation and finally delivering your future home! (It’s also time to start packing your boxes!)

6. Delivery of the house and completion of the work

Between the 8th and 12th week of the Maison Usinex process, your factory-built home will be delivered! Your house will officially begin to take shape. This will be the time to have your plaster joints made and to contact your surveyor again so that he can make your certificate of location. You will also have to connect the plumbing and electricity (we only do electrical connections in Estrie).

In just a few weeks you will be ready to move into your new house. After that, all that’s left is the landscaping and the pleasure of matching the colors and the decorations of your new home!
